After that, I'd like to rent the property out while also buying a home better suited for raising a family (which is to say, a bigger place in a less trendy area/suburb).I have no problem with running the numbers to see if it makes sense from investment and cashflow perspectives, but I'm not sure how the financing could work in this situation.

Using an LLC, it seems there are two issues: (i) loan originator will not loan to an LLC, limiting financing options (particularly ones with good rates) and (ii) if one is willing to originate in their own name then transfer to an LLC (accepting the due on sale clause risk), the insurance is now in their person name with the property in their LLC, raising insurance issues.

You get to decide what to do with that $100k now rather than wait and collect it over 16.5 years.Next, if you can scale your real estate investment through value-add aka BRRRR, then you can really grow your REI biz. 10 units at $500/door net cash flow = $1M worth of cash in your pocket. 100 units at $500/door = $10M.Then, every year, raise rent $50/unit.
