I'm thinking not to prepay the lease only because it is producing cheaper electricity which can be a benefit to tenants.Would anyone have any advice for how to manage with this type of setup?

He is getting incredibly worked up, all because I stressed the fact that rent is due on the 1st and I feel like he is abusing the fact that he has until the 15th before late charges are incurred.

. - In fairness, all tenants DID sign the leases as they were produced which is why I'm so frustrated about the past damages issue.

The advantage of this area is the *incredibly low vacancy rate* that a property will have (as long as you aren't overly ambitious with your rent).  

It has already produced many great leads and should be closing on one of them soon.
