Its all about the team protecting you and having a " client first " mentality. 70% of my biz comes from referrals, We simply do the right thing, ALWAYS. . 

Prioritize location specific amenities (views, walkability, proximity) as much as you can afford and make sure you provide a clean and inviting space and I imagine you will just fine within the context of your goals. 

The "allergic to debt" crowd simply thinks with a lower/middle class mentality, where debt is a constant scythe hanging over their head. 

I don't know about you but for us, we decided to hire property managers for each property immediately vs trying to add something else to our plate that potentially could save us money but is more of a hassle and costs mental bandwidth.

Not that I agree with that strategy but we both know there are contractors that use that mentality.  

For example, the housing provider may ask persons who are seeking a reasonable accommodation for an assistance animal that provides emotional support to provide documentation from a physician, psychiatrist, social worker, or other mental health professional that the animal provides emotional support that alleviates one or more of the identified symptoms or effects of an existing disability.

Going through these mental exercises doesn't make me more scared, it makes me more confident.

And once we get a "feel" for this new investment strategy it will be less mentally taxing to go into a second property and so forth.
