If they do that -- like keep heat at decent range and open cabinet door to sinks to prevent freezing on cold nights or whatever, then the pipes freeze anyway, you are likely the one paying for the repairs, not them.

Use a very thin coat of foam insulation to air seal the attic and then stick in batt (or blown in cellulose) insulation to keep costs to a minimum.

I think I have two choices to accelerate growth: 1) cash out refi on my positive cash flow homes or 2) borrow money to acquire homes that have termite damage and missing air conditioners.

I have seen some bad stories about leasing coin op machines, you might try searching for threads about it here on BP.If you manage your rental yourself or you have a PM you trust, it is easy to collect the coins every month or so.If your rental is in a questionable or hidden area, I would recommend getting the coin vault guards installed to prevent damage from tampering.

I had a developer client that did concrete countertop (no fiber), not familiar with one with fiber, but sounds to me like its just concrete countertop with fiber to add reinforcement and prevent cracking.

The ease of structuring the Reverse 1031 Exchange will depend on whether it is an all cash purchase and whether there are any obstacles that would prevent the Qualified Intermediary from holding (parking) title to the acquired property.
