Maybe this is a different "where to start" thread.

So I have been reading these for awhile and I got around to people complaining about financing, down payments, etc. In fact, someone saying "money doesn't just copme out of thin air" got me to post my first thread seeking help.

For me, money IS comig out of thin air. In June I am gaining access to my trust, which will be around $420K after I pay off some business debts (hot dog carts rule!) so I'm looking for a place to go.

If invested properly, I probably won't ever have to do the old 9-5, etc. I am 24 and a half (get the money at 25...) and this won't be the first time I will be inheiriting money...

Where would you start in my situation? I talked to my mortgage guy about buying an investment property, maybe a 4-plex, and he said that in today's market I will probably need a significant down payment, close to 20-25%. In my market, a 3 family goes for $200Kish, and a 4 family about $280K.

What woudl you do?
