I get around some of the worst parts of the metro area, so Gathersburg/Germantown in the heart of the 10th richest county of America, isnt what Id really consider unsavory.

1st thought:  If this house were in our market, with a pp of $39k and ARV of $136k we would buy it in a heart beat.2nd thought:  When houses sit in our market, there's usually a reason nobody wants them.  

When your attempting to purchae land you should have a heart to heart talk with your realtor to discuss such issues as the price range you wish to look in, what you're game plan is regarding time frame and if you are acquiring the property to build on later or wish to build in the near term.
