Potential Refinanced Mortgage (we've gotten quoted info from our normal lender): 5.625% interest,  $84,000 balance (so lets say we get $25,000 cash out), payment goes to $816.23 so cash flow would decrease to $398.77 and would allow us to purchase an additional property that is my estimation could make up for the lost cash flow. 

I noticed that when I calculated the numbers manually I could get the same NOI if I left out the monthly mortgage expenses of "principal & interest". 

Also, you may have inputed something incorrectly, the loan balance isn't decreasing on the 'Analysis over time'.

Good tenants plan ahead so will,want to have something lined up by mid Sept so they can give 30 days notice at their current place.

Has anyone noticed a pronounced downward trend in rental prices in  Miami area?

It's more of an issue if they keep missing payments and eventually have to be evicted...but that can happen any time, regardless of a crash.The only major dangers I see are: a substantial decrease in rents and now your expenses are no longer covered (generally not a huge risk) or if you have an adjustable-rate mortgage (hopefully not).

If you go to Home Depot you will notice there are not many legal workers, except old men. 

I would turn it over to your insurance carrier.. or put them on notice.. mold is generally caused by the TENANT is my experience.. but its a buzz word that's for sure..

In my state I’d post up a quit or pay notice on the 5 th day and on the 15 I’d file for eviction with the magestrate .
