I know nothing about str strategy but with that huge data center being built on the Dell campus at I35 and Toll 45 on Mays you'd think there would be a market for lower end str competing with the extended stay chains for workers at the build site.

If your objective is clear, marketable title, I'd start with spending a little money on a title report and determine what title company wants in order to insure.Then, work backwards to solve each problem or issue which interferes with the end goal.You'll never learn about title until you study the chain and learn the remedies.
