Comps with a pool vs without one etc.... area of country etcI personally don't like rentals with a pool unless it's pretty high A class area....maintenance, both long and short term and liability ....more wear and tear on property since pools often attract kids and social gatherings etc...So not a big fan of having pools at my investment properties.....

Unfortunately, technology does make it easy to forge things such as an ID, social security card or pay stubs.

My advice would be to get really patient, don't feel like you have to bust out and make it big just because people are posting up on social media about killer deals, etc.

I would just comprehensively screen him (credit, criminal, evictions, employment verification, social media check, google search) and if everything checks out, approve him.
