Once the market shifts (like we are seeing now) and appraisals start coming in low, lending becomes tighter, it will be much more difficult to have an exit strategy. 

Use a local credit union.

He bought it in 2021 so I bet it's low.

April and Nov through mid-Dec are the only true low seasons.

I could only get 1 DSCR lender to do 1 of my SF properties due to the low ARV, the fees and interest rate are absolutely not worth it.Are you bundling properties together when refinancing? 

Having a very tough time securing a property because of so such low inventory.

Their work isn't low quality but I disagree with some of the conclusions they came to in determining boundaries that are adjacent to ours...if I just went and marked their pins my client could 'lose' 18'-35' of their property...or almost worse, build 18' too close to the street ROW likely putting their house into the City easement...
