I know everyone pushes local lenders, but at least here locally, fees and interest rates are higher when compared to conventional lenders.

I agree with your premise, but I completely disagree with your examples, @Chris Seveney.Lately, there’s been an epidemic on this board of potential California lenders with amounts in the $100k ballpark who want to get into lending locally.

That may leave localized rent control. 

I was curious if anyone was local to the area and could grab pictures of the inside of the property for me so I can try to contact contractors in the area to see what renovations would look like for a property like that.

The best advice I can give is to choose a Realtor and Lender that are familiar with the local area and have worked with other investors and are investors themselves.
