so I've found two properties that im currently interested in one a SFR thats completely gutted, and a 4plex that listed at 30k about market decisions decision...

On the description of the Zillow listing, it states a tenant is in place at 1500 dollars a month.

I contacted an investor, but within a few hours they had already accepted another cash offer.With that said, as a REALTOR®, I need someone on my immediate contact list that can place a cash offer for a property that quickly.

Whats your selling/listing strategy for the fourplex?

can you drive for dollars 20 hours a week and make your own list and then spend the time calling or mailing it?

There is a 10 year waiting list to get a voucher, so in my experience the tenant isn't likely to muck it up with unauthorized pets, guests, etcYou can eliminate 3x rent since the applicant will have a voucher.  

You used a HELOC already but no clue how much is drawn.My initial thought is you should at least pay off the HELOC before starting.

The property is listed for $305,000 and he conceded an additional $15k down to $290k without me even saying anything.

Given the appreciation and my current equity position, I'm probably going to list and sell it this year so that I can pull the equity and roll it into something larger and/or multiple properties. 

On top of using softwares like AirDNA, it would be a good idea to look into actual listings in the area and check their occupancy rates
