I got  chance to see the inspection document and tour the property, just cosmetics and kitchen appliance updates needed.  

We are going to paint the whole interior (~$1.5k), refinishing kitchen cabinets (~$1k), updating 2.5 bathrooms (~$3k), and lighting (~$1k).

Floors, paint, kitchen cabinets ( no counters), baths etc... well about a month or so ago, after the owner had finally accepted our offer, someone broke into the house and stole all the kitchen and bathroom cabinets.

Hello B.P,I bought my first property and it is a duplex.I have 2 questions, the property has two parts the big house has three rooms and one kitchen and the other one is a detached which has one room, living room, kitchen, and bathroom.

Another good route to take would to be to go to your local kitchen/bath design place. get them to do the designs and then ask them for the assist on picking paint colors, flooring, and the other finishes you will have through out and they will be able to steer you down the right direction.

Both kitchens upgraded.

We did some cosmetic work, installed new kitchens / baths, flooring and painted it.

This may include making cosmetic improvements, such as painting or refinishing floors, as well as more significant renovations, such as updating the kitchens or bathrooms.  

I've been told by two electricians now with the current 150 A (decent condition) an additional 100 A would probably be sufficient for the top unit which is a 1/1 and doesn't have a full blown kitchen or anything. 

My tenants just moved out after staying for a year and have apparently burnt the kitchen countertop.
