Like it or not, I'm going to go out of my way to make the guy with tons of work happier than the guy that wants one window installed for $50 and never calls me again.If you can build that kind of relationship with a contractor, you won't have to worry about ever having the conversation again.

Inspection was done Tuesday.We have sent an email, agreeing to make certain upgrades, but we are obviously not going to install new stairs.My questions are: Do you make it a point to attend inspections?

He just wants to replace with new: $300 + install fee.Is it worth getting a repairman in there to look at it or usually just replace.

Is it worth it to install granite, ss appliances, and the works, or just enough to make it inviting and liveable?

I do not check their passports either…they get paid per finished project. kitchen, bathroom etc. so far the system works out well.Gutted bathroom :Install durock, tiles around bath and on the floor, toilet, medicine cabinet, vanity, connect plumbing and paint = $800 labor for finished bathroom.

We started by sending out a bunch of local plumbing companies and had them quote install of water meters on each space.

Consider the liabilities that you are accepting as his employer..... driving around while on the clock, drunk, hits somebody...... gets hurt on the job, giant increase in WC premium for a long, long, long time...... damages products or materials during installation, guess who gets to pay for them and can't deduct them legally from his pay check...... you run out of work, he collects unemployment...These may be worst case situations, but they still exist and lets not forget incentives to being productive... hourly employees have little financial incentive to being productive, it basically comes down to a combination of a mixture fear of losing a job, how much they can get away with and of course their work ethic.What all this means is that unless there is huge gain for you somewhere beyond just a couple of thousand dollars over a year there is no way you will offset these issues, there would need to be some very large gains, possibly non-financial to warrant hiring this guy versus paying him as a 1099.

Annnnd, the new meters, new plumbing and everything were installed and switched over today.

The sister also wants to install SS appliances and upgrade the lighting accessories in the home at her cost.
