Hi @Alex Miles, The majority of investors/taxpayers do not realize that foreign property can qualify under Section 1031, but the exchange has to be between foreign properties. 

With vacancy rates half of San Fran in many sub markets there might be only one way this plays out.

Some studies show half of the properties can be off by 5% in market value!

@David Dey I like the first half of your post, but Do you think that the second part is good advice to a newbie?

I live 70 miles east of Atlanta in a little town called Union Point.

The landlord may enter the dwelling unit when necessary for the other purposes mentioned above under any of the following circumstances: with the consent of the tenant, in case of emergency, when the tenant unreasonably withholds consent, or if the tenant is absent from the premises for a period of time equal to one-half the time for periodic rental payments.

In order to do this, you need to pull at least 3 comparables (Houses that have sold within a quarter mile of that house in the last 6 months at most).

It is just about a mile from the new retail shopping center Tulsa Hills.
