Looking to buy and hold, cash flow is top priority, appreciation will be bonus.

I know this is a rare case so I want to make sure I'm evaluating based on no or little appreciation and that I consider any appreciation a bonus.

It’s a ranch built in 1979 with a bonus room up stairs.

I currently pay them $4.00 an hour but I bonus them for every contract I can get due to their efforts.

So your telling me as long as the company isn't bought by someone else who has a slave that does the same job you do or they don't outsource your function, or the company doesn't go bankrupt and use you pension money to give the CEO a big bonus, your set for life.There are a ton of restrictions on real jobs, I was a executive for a fortune 500 company out of college and giving them 70 to 90 hours a week which is really giving them two employees for the price of one, I decided to get a life versus a real job.

You will not find less expensive capital than that, and if you don't have to secure the loan with your hard assets,  that's a bonus. 

We got the necessary material by converting the existing wood doors on cabinets above a pass-through to glass (used stereo cabinet hardware) - as a bonus, this helped make the kitchen a lot more 'open'.

Smelling good would be a bonus.... ;)

I know thats subjective to a lot of variables, but if you feel generous and transparrent, hit me with some numbers.
