Another sale, owning nothing in the end, requiring you to source new deals all the time at high tax rates is not for me.I would consider my tax hit on a sale as well.  

Why would any business person make a broad statement like this, effectively cutting off their source of potential customers?

I am in the land bussines myself but refer my investors to other sources if they want houses.

I am looking at sourcing different rebate programs or other for apartment communities.We have owners from out of state that are seeing significant appliance rebates for toilets, energy star rates appliances etc. in CA and other states, but I am having a hard time sourcing similar programs in Minnesota for market rate communities.

A home without an operable/sufficient heat source in the winter is considered uninhabitable. 

So on the SS# thing, every time I've had someone say "I'm in the country lawfully, and my employment is above board and not under the table, but I do not have a SS# because of X," it (so far) has turned out they were not in the country lawfully and/or their income source was some unverifiable under the table thing that we cannot use for mortgage purposes.
