My question that’s a lot of capex so, the price of the house is below market value and we are buying as is, however after we did inspection it’s a lot of big ticket items that’s required to be fixed and need to put alot of significant work and money.

They don’t think about insuring their assets because they have none or atleast no desire to understand the value and they sure as heck don’t want any extra bills to pay due to barley paying the ones they have . if they are paying the insurance that means they may not be paying me ( the landlord)  also it’s less money for priorities in life such as cigarettes , alcohol , and lotto tickets

I installed a flight of 5 steps (Treated Lumber, done nicely) up the rise from the driveway, towards the walkway to the front door of Single Family Home.Run is about 10 feet, rise is about 25 inches.There is 10 feet of concrete walkway between these steps and the 3 step stoop, rising to front door.
