If you have the cash nothing's stopping you from buying with all cash.Just pick a set of 'investment guidelines' as set forth within this site, follow them, and make sure you get a 'good' deal.Clean up your 'terrible credit' and things will get easier.Good luck.

I have rsearched bank REO sites, foreclosure websites etc... have put low ball offers in but no luck so far.I have heard that you should pu in about 15 offers /month and you might find smthg.

The Maryland site says it will take 7-8 weeks after submitting the paperwork to have the process finished.I want to try to tie up the property NOW but I don't want to screw myself by not having an LLC.
