I have a similar rowhome outside of Philly (Conshohocken), and did half patio / half grass.  

Half the battle is just to get started!

We just want to know if we can sell and use for down payment for a primary resident without getting half the profit taken away.

My cost seem to be half of what I see other landlords paying for roofs, HVAC's etc.So far on all my properties I have been under the 80% mark to finance the repairs and the mortgage with out any personal capital (Other then very short term when I pull that money out when we mortgage the property).Are there errors to my ways? 

In other words if you live in a duplex, you can only deduct half of your expenses such as depreciation, landscaping, common utilities, etc if they benefit the entire property.

Since this park is half empty, is it because there is no demand in the area?

I had been considering another duplex to make this property #2 for me but I was running the numbers and the house is making exactly half of the duplex for the half the down payment.

I'm currently half way through the process of getting my real estate license and I guess my question to anyone willing to impart any wisdom or past experiences is whether or not I should hold off until I complete my class and get licensed to start my campaigning.

As a second issue, since I have held most of my properties for many years half are mortgage free, fully depreciated and have insanely low taxes (thanks Prop 13).
