Have you considered looking up owners of buildings in your target area on the auditors site and cold calling them?

On the investment level we have seen a huge influx of buyers target the Atlanta market due to low (relative) prices and high (relative) returns.

@Isha  do you have a specific niche that you target or are you just looking to cash a check?

Not to mention the admin cost/burden of setting up/running the LLC(s).Unless you have high net worth or ton of assets what you're seeking can probably be solved with umbrella policy which would be a LOT LOT LOT easier.

If you have a good lease in place, it will make things easier. 

It's a bit easier bringing a buyer to the product, than having the product and finding the buyer, so most new agents cut their teeth on the buy side.

If you have a website, or even just a splash page that tells people why they should be calling you to sell their house, then you can point a targeted adwerx campaign right to it. 

YES, open an LLC as it can absolutely make is easier to obtain mortgage financing on Rental / Investment properties...in many situations.  

I target pet owners almost exclusively.

I stress test all of my deals to make sure they can still hit my target returns based on the assessment calculator the assessor uses.
