A single family home or a duplex or a multifamily home?

I'm renovating a 2/1 duplex; unit 1 became vacant a few months ago so I did a full renovation on that unit, went with tile flooring and granite counters.

Several years ago we bought for cash, 2 duplexes in bad shape for $165K.

I think even for a newly renovated duplex it's priced way high. 

The only Realtor I know here is the one who sold me my duplex who (in my limited experience) did a great job.

I just closed on my first duplex, and I at times feel overwhelmed because I self manage.

Duplex or bigger if you can. #2 Do not buy a nice... anything.
