@Jaime Martinez Jr In general the Phoenix, AZ market is the broadest with the greatest employment growth and diversity of employment in the state.

For ceiling fans, I found a mid range Hampton on sale at Home Depot.I recently had a tenant in Jasper GA move out and take all the lightbulbs and light fixture covers.

When I started I was buried at the bottom now I usually show up in the under 1-20 range on searches for a 3/2 beach house.  

My price range is 300-350K, with goals of positive cash flow and long term hold.

I know the agent.Other than that, there are a handful of recently sold's in Bay Park over the last 90 days all that are marketed as "ADU ready" or "ADU potential" but no solid comps I'm seeing at the moment.I'm sure you realize this but there can be a wide range of pricing throughout Bay Park w/ the potential for custom homes and gorgeous views.

See if you can find other deals to look at the range and typical fee structure, that's a good way to get started.

So really only about 2 properties with 20% down in the 150k range. 

Which can cause work to take longer and subs will charge for it.A flipper will learn what the prices are for his/her niche (area, price range, home style, finish style etc.)
