I am not familiar much with Toronto so also would like to check what do you think are the best/prime areas for investing in detached property in Toronto?

Hey everyone,So from my understanding of how a detached ADU is appraised, is by comparing similar properties with detached ADUs that have recently sold in the area, but there aren't much homes with detached ADUs to use for comps since this is still fairly new.On the other hand, would an attached ADU be appraised differently?

I just helped a friend find a duplex with a detached garage that he'll be converting into an ADU.

Question for y'all- about to pick up a cool property near the Heights that's a single family home (1600 sq ft) that has a detached garage apartment (1100 sq ft).

I'm looking at a SFH that has a two-story detached garage that was converted into upstairs and downstairs apartments. 

It also matters to me whether its a rowhouse block (where a structurally unsound home could have an impact on my house) or a block of detached homes (where the vacant won't have a physical impact on my house).

What are some failures/obstacles that you have come across and what did you do in response to overcome them?
