Phase one is get things updated enough to open (new beds, paint, flooring, etc.) then Phase two happens in the off season and in smaller chunks of rooms at a time to get it to where I would like it to be long term.

Yes I think we will disagree (in my case) as the time remaining for compounding for me is realatively short and my rate of tax paid after I stop working will likely be significantly lower since what causes my rates to be high currently is limited to employment income, the rest of my income although considerable will nearly all be indefinitely deferred the way I invest and likely will remain so through retirement until death.

We've been trying to fine tune the rates as well as getting the owners to invest into more amenities to make their homes more competitive/desirable.We own (3) 2 bed 1 bath apartments around 700 sq ft that perform way better. 75-90% occupancy.

People that say "oh up to you , every strategy works"... sure..just like you can either throw a stick of dynamite in a pond filled with fish, or you can jump on with a spoon and beat the fish to death with said spoon... underwater... a life healthy fish.. you don't have flippers...Now i want everyone to HEAR THISNO it does not depend on YOUR budget.I see this inspirational jargon mentioned SO often.It is not hustle.
