I was listening to the J Scott podcast and loved his views on hiring the right contractor and not playing around with the numbers.Anyway, I've decided to come out of the shadows and be a part of the community.

I would not go very far on foot in the dark, feel safe in the daylight.  

Point is, there honestly fumbling around in the dark hoping.

I agree 100% that the best way to do it is to go out and maybe shadow the auctions, etc.

You’ll also want to think about the internal rate of return (IRR), which compares the future value of the property to what it’s worth today.When considering an investment property, it’s important to not be in the dark on how large of a return on investment the home can provide.

I'm looking for a mentor that I could email real estate questions about or even shadow.

I think of it like this I could watch a YouTube video how to rebuild a car engine or I could shadow a seasoned car mechanic and learn how he rebuilds car engines.

I don't work for the dark side.
