You will need to know the keywords you are looking for and the ads have to be written so that they will attract potential customers and convert well.

I have been done a lot of research here on the site, and the good of being licensed seem to out weigh the bad, and like you mentioned, it could add that extra stream of income from the leads I have that I can't convert for wholesale profit. 

Just depends if you want your place converted in to a grow house or not.

Once you make that decision, you could convert your covered parking into completely enclosed, or enclosed on 3 sides. 

Most 4-plexes that come up for sale are located around the Hikes Point area and constructed in the 60's to 70's or are around UofL and are turn of the century SFR's converted to multis.  

In other words, do not convert the kitchen or master bath into your dream master bath or kitchen…keep it simple, clean & precise.These are strictly my opinions:)
