Should I rent to a retiree offering 18 months advance rent?
Hello,
I am considering renting to a retiree that has offered 18 months rent in advance. She is selling her home and will live with her 22 year old son. Her monthly income is $2200 in social security and her son earns $3000 per month. This situation is unique for me and I am interested in your opinions.

For the most part I don't like long pre-paids. Picture the son doing drugs or acquiring a nasty gf or something and you have to get them out. Tough when they've pre-paid. They don't have incentive to obey the rules. either.
What I have seen work is to accept the money up front, but lengthen to time and still charge a partial rent. For instance, they pay $x up front, but they still have a rent rate of $200/mo for 2 years. Whatever the number works out to be.
They have a $5500/mo income. What is the rent rate @Scott Kaltenborn?
