With 30 year fixed traditional loan we can only acquire it in our name and I hearing the deed trasfer after closing to a LLC does little to really protect the owners.

Buy your lists, smile and dial all day and every day.Negotiate hard, be quick, close quick and close with cash.Your word is your honor and if you snag a bargain price and are under contract with the seller, even if it turns out to be a turd.Buy the turd and eat it.Don't be a turd like many other wholesalers are and let the contract lapse.Right @Bob Stevens?

Think about going to see there office most lenders do the appraisal and when its done they charge you .. they dont have you send the money up front.. but maybe some do.but worse case scenario if they don't fund your only out 950.00 but many do this and also have non refundable EM thinking the deal is going to close and they lose that as well. that's why reputable lenders are very important to keep you from losing 1 to 5k on a fake lender or more  and again I have no clue about this company.. just say in  how the fake lenders operate and what your risks are

If they refuse to move out, evict through an attorney.When I tell tenants to leave because of lease violations or criminal behavior, they read the writing on the wall and move out 80% of the time. 19% will stay the full 30 days, or close to it, and then move out.

That being said there are still close to 1% deals on the DFW MLS (I just sent 5 to an investor to check out) and smaller markets that are cheaper on the front end but have a good rental base because of a college or military base are good places to look.
