Have as many BR and Bathrooms that you can afford (i.e. get financing for).

You are better off using whatever funds you have inviting people in your sphere out for coffee, a light lunch or beers/wine after work...or host a happy hour for a dozen or so people.

The new rental has a modern kitchen, new appliances, LVP flooring, new central air, LED lighting, new window, paint, texture, etc.

I predict within 2-5 years you will see a lot of those brands near the airport and along SH 130.

Filters, refrigerator filters, batteries for smoke detectors and fan remotes, light bulbs, etc.Your list is pretty thorough though, I'd only add to make sure you're doing a semi-annual HVAC maintenance.

I suspect it might be allowed for me to reuse most of the boxes, outlets, switches, and lights, but would likely have to replace all the wire that was pulled behind walls as well as the main panel.
