Every Seller Finance deal I’ve negotiated has led been centered around “interest rates” higher (usually significantly) than what I can get commercial loans for, not to mention the even-cheaper-debt offered on the primary mortgage market.I’d say that seller financing is another tool in the tool belt, similar to Hard money.  

If you were a pro with decades under your belt and a proven track record, then maybe you can handle more risk.
