What have been the overall costliest repairs for your Flips?

Hey everyone,

I was curious in hearing some insight from both full-time and part-time flippers with a solid amount of experience. 


What are issues that are consistently the biggest chunk of your rehab budgets and what solutions have you found to mitigate them?

I've been curious if partnering with a specific tradesman (I.e. roofer, foundation expert etc.) would be a niche to work my way into. Any insight would be greatly appreciated.

I don't have many flips under my belt, but from what I do have, the largest expense so far has been replacing the sewage system... I haven't done a roof yet, I have a feeling that one is a little more expensive, depending on the size of the house.

I think it would be smart to have a few contractors that you use regularly, but make sure you still shop around to make sure you get the best quotes.
