A new one that has popped up is Black Hills Property Management and I may be mistaken, but I think it is a one woman show and she is also a real estate agent for Keller Williams.You might get an idea of what rent you could command by calling the Candlewood apartments, Kirkwood Meadow apartments (managed by KPM), or Harmony Heights these are west Rapid apartments that command nice rent, my guess is $850 - $900.Ended up being a long post, and what I would tell you is that I exited the Rapid City market once the prices started to sky rocket in about 2012.

Here is some data I got from www.city-data.com on the specific neighborhood it is in (Turkey Creek Meadows), 46% white, 28% black, 26% Hispanic.

Have someone that does roof cleaning and get rid of the black stains on the roof . powerwash the driveway . 

I always think back to the Black Swan by Taleb though - no one even *measures* the risk that no one saw coming.

Or do you use a regular fax lines and take diligence to black out SS number and any health information??

Unless there is a black swan event, I don't think we will have a serious correction....yet.Do you think consumer confidence is a leading or lagging indicator?
