It seems like every other day someone posts a question "when are we going to crash?" 

We seem to be on the right trend for growth, but of course all real estate is local. Unless there is a black swan event, I don't think we will have a serious correction....yet.

Do you think consumer confidence is a leading or lagging indicator?
