I believe that this would have to be considered in the initial purchase to provide a positive cash flow.

For a few reasons from inventory of multi family properties in my area - to my pre-approval loan amount, but I do believe I can still find a good multi family to invest in, that will provide decent rental income after mortgage/expenses are paid out each month. 

Get a piece of dirt and build an RV park for oil field workers.
