I think I need to categorize it and automate it more but that can end up taking up a lot of time.... time that I wanted to saveAny Evernote users have suggestions for incorporating it into property management and real estate investing/development?

When I was your age (I'm 32 now), I sold alarm systems / smart home automation systems door to door in Phoenix.

Sometimes getting the green light from the automated underwriting system is a matter of fiddling with it, documenting additional reserves (that checking account you haven't used in 6 years that still has $733 in it might make the difference, this is why we ask for bank statements for ALL accounts), lowering the interest rate, getting the insurance cost down, playing with the down payment a bit, etc.

To @Lucas Carl 's point, we automate messages using Airgms and get great feedback on our responsiveness and customer service.

We use an automated system done through email where they verify their information.

They also offer a cheaper, automated option from Transunion called "smartmove".

Welfare for many as they are replaced through automation. 

Not sure how you're handling the calls for your rentals but if you have the ability,  automate the screening process.

Can anyone recommend a website that can assist with the following: - Advertising the property for rent - Lease creation - Tenant Screening  - Accepting monthly rents and automated reminders to the tenant  - Any other features I didn't know I neededI am certainly open to any advice people may have to make life easier.Thanks in advance for any help.
