Based on the condition I expect the property to be in upon completion of the rehab compared to the comps, as well as the proximity to the Air Force Base, I believe the ARV would be at least $105k but likely higher.

I would also consider an Air B and B if you are going to go this route and again by trial and error figure out which is the best return and which you like doing.

It may be that the fan motor in the heating unit is not turning, which can be caused a bad motor or an electrical fault in the unit, but it is likely if the breaker has tripped that the Air Conditioning System would shut down entirely so you would not have cool air in the vent.

They cant pull lower comps out of the air, so it would have to be the same market comps the assessors office uses.

Right now its up in the air between the Charlotte and Raleigh area and we were wondering which is better in regards to:Cost of livingCrimeHousingJobsPortfolio LendersLocal banks- and how creative they areReal estate investing clubsetc., etc..Right now we live in a small college town in VA, and the housing market is great for investors, so we would really like to do the same thing just in a bigger city.Any input or advice that you can offer would be great!
