@Matt WatkinsI studied the foreclosure auction process for my county and city for eighteen months before I made my first successful auction buy, and my city's one of the easier ones to learn, as this is a judicial process state with a traditional sheriff's sale process.

LOLSee if you can find a real commercial brokerage as Joel suggested.If you want classroom study, see what you can find at a local college or university on the subject and stay away from gurus.And, guess that also means what you call "commercial" a 6 plex or a shopping mall, maybe an industrial complex on 20 acres?

It wouldn't make sense to screen someone when I may not even have what they are looking for.As for application fees, you need to study your market and determine what's common and fair, then adjust based on your own business model.

Selecting what to do has much to do with you, your ablities, goals, credit, money avaialble and personal preferrences, there is no better property per se.I suggest you study your tail off, get very good grades and stand out among your peers first and not be so concerned with investing now so much but pick up the basics and techniques a little as you go.
