I'm an agent who's been heavily investigating that particular market for a foreign investor recently and I'm leaning towards either new construction or picking up a unit (townhomes) that is already updated.

And I will be happy to update you as to the outcome of the remaining 3 investments....I just have no idea when this will be.

I didn't give the short term guests access to laundry so it wasn't a big deal but now that there are regular tenants moving in the upper tenants asked when I plan to repair/replace the other two machines.

I have faith you can do it.You need to monitor interest rates and your credit rating regularly anyway.

Update baseboards.

There are a substantial amount of factors that go into this place a side from the regular numbers.

I'd evaluate their management style and way they operate the park (i.e. collecting rent, following the rules and regulations, notices being sent out regularly, etc.).

We connect Freshsales with a 3rd party connector, Zapier, to interact with google sheets for updating back and forth.Freshsales allows you to manage your leads and create campaigns to manage. 

I'll update this situation for anyone who cares to follow it as things develop. 

I haven't been to see it yet (which I definitely will- don't worry), but it has some minor updates and there's a two stall garage.
