My theory is it's much easier, emotionally, to walk away from a rental than it is to sell your home (home owners are more likely in for the long haul).

Go to Home Depot and ask about the bid room program.  

My goal is to buy my family home (wife and 2 kids) in about a year, but don't want to wait a year to get started on Real Estate investing if I don't have to. 

Look up Pace Morby and his groups, etc, they sometimes source homes that don't have as high of an entry fee as buying a home the normal way would. 

Turned out to be a very strong housing market with limited Custom Luxury Home Builds How did you find this deal and how did you negotiate it?

We bought and sold with Mike Morgan or Omni Homes International.

Those recently built homes start to lose value because the comparable sales surrounding them that are "Not" new builds and are selling for less causing a standstill on those new homes.

There are other modular homes in the area, but there is no info about them selling on the MLS to use as comps, I'm assuming this is because they were just purchased as a lot and placed a modular home on it.
