In my experience, there are 2 types of investor who dominate the space:Type 1: Well financed speciality hedge funds with low cost of capital: These sophisticated investors have teams of experts who focus on knowing everything they can know about each lien and have the funds to be able to bid the price down to zero or even pay a premium to get a lien.

So, I found team members who were expert in those fields.

I am working on a few deals with another BP member buying some fix and flips I am going to fund and the escrow function is coming from India.. 17 e mails a day 4 to 5 calls wanting me to fund without proper docs and or title commitments.My on the ground partner is ON it totally so we don't have a problem as he is an expert in his market and a RE broker and very seasoned so he won't let anything slip by.. but it this were Escrow functions are going off shore.. incredible.

For example, my niche is trustee/foreclosure auction sales, deal and market analysis, negotiations and marketing.I'm an expert at deal analysis's for buyers, who intend to rehab and sell.
