You can do some prelim exploration by searching different towns/areas on wikipedia & Zillow to get a sense of what towns have the price range & type of inventory you're looking for.

You could be local and yet become ill, etc.If some investors want to overpay, it will become noise in the data.

This will bring in a very conservative estimate of $900/room from AirBnB (I have poured over the analytics and already gathered competitor data) and allow me to not pay rent and save the $1300/mo I was putting towards rent.

Also a lot of the published data you see is wrong.

Data research from 2018 shows that for our area, the rent is under the median price for a 4/2.
