One of the properties is a three bedroom with no garage that the tenants pay on time but require more of my time than the others .

But the value it provides is definitely worth it.

I think you just found out the hard part, which is to find the lower interest lenders.

Did you use creative  financing on the acquisition and the dispo? 

Have also seen many posts from around the country with investors having the same issues.
