I have been wondering, I am aware of many seasoned investors are prevalent on this site and this also goes to anyone who has dived into the investing world. 

While I'm aware of the basic rules/parameters in place for these loans (i.e 4-unit max, jumbo loan ceiling of $424,000), I'm curious if an option exists to secure a second mortgage to cover costs beyond the max loan amount.

One thing to be aware of in Milwaukee is the wide array of neighborhoods and the difference in pricing that comes with each area.

I'm aware of 203k loans which I'm not opposed to, but didn't want to have to move from where we are to make that work, if we don't have to. 

I am not aware of any established firms in Tennessee that offer these services.Geography is generally pretty low on the list of criteria when selecting a provider.

In reference to what you said about "most investors", your sample size of "most investors" is probably very small and limited to the investors you are aware of.
