If a certified electrician told me that a GFCI outlet in the bathroom was installed correctly, and I had initially said it wasn’t, then I would immediately know that I need to update my education on that system and would hope that other inspectors feel the same.

And I had paid over $20,000 in property taxes on it.

So unfortunately I feel like I completely wasted $5k as the whole thing was very impersonal and I didn't learn anything he doesn't already discuss in his TikTok's.  

First stop was the place to sell the aluminum and copper , 800 lbs and I got $300 , last stop was the steel recycler I has 3000 lbs that was just shy of $200 . 

My budget is $160,000 and I want to grab a pristine, move in ready rehab in a decent neighborhood.

Like many I refinanced in ‘20 and locked in a 2.8% rate on my current property and I assume it can cash flow around 400-500/month if rented, or 125-140k net on a sale. 

And I added 2 BNBs in the fall of last year.
