FHA loans do require you live in the property for one year unless the lender agrees otherwise in writing.

If you get a deal on paper, ask to do a estoppel agreement between you and the current tenants to know what they have agreed, what the landlord has promised and may not have delivered or things not in writing.

BRRRRI wanted to write this so that if you are in the same situation I was in a year ago, Thinking you are years away from getting started in real estate investing, know that  you are much closer than you think. 

This can make it harder to get offers accepted.What I do for VA deals (they fall in my lap because I'm a veteran), and what your local lender can do too:- If that realtor has closed a VA deal with me, I write that fact right on the preapproval letter.

When you first write a 14 or 21 day inspection, it can look like it's from a place of "14 days for reasons unspecified, maybe because I'm not super serious about this house, or maybe because I'm about to go on vacation for a week." 

There is also an option to submit the earnest money within x days of your offer being accepted and if you can do this in TX and will be writing a lot of offers it might be a great option.  

anyone have any tips on how to write the letters sent to the addresses. some of the homes are vacant and some are just neglected. how should i write the letters. any advice. thank you BP family
