In fact, when I was trying to get FHA financing on a house, there were some issues with peeling paint on the exterior trim and some small missing sheet rock behind the washing machine spot in the the laundry.It was "not suggested" that it wouldn't be a big deal if I bought a gallon of paint and touched up the trim and also put a little 2 ft patch in the sheet rock on a Sunday.Overall, I do think the reality of repercussions would probably be negligible, but it was the straw that broke that camel's back on a deal I was starting to feel nevous about.

While it can be a wash, financing terms and price, do not go up in price unless your loan term reduces the principal to a point as a true market price would be reduced with current financing terms...hope that made sence....at some point, it will be refinanced and you want to know your equity will be there....and BTW, I wouldn't count on more than 1 or 2 per cent appreciation to get there, if any at all!

Hi All,    Big trucks with large fans & towels & dehumidifiers been seen at the rental, and tenant claims they hired carpet cleaners and staff to wash/clean all carpet&furniture.
