4,000 square feet is a lot of house, the bigger the project the more unexpected rehab items you are bound to find along the way (especially in older homes)  If your intention is to buy it as an investment I would walk away.

If I was in your position; I'd probably use the money to buy the 250-300k duplex... unless you could count on your family members to pay other costs and have the money for rehab/repairs, reserves and for the unexpected, on the 600k houses.

Have some reserve funds for unexpected costs and vacancy.Having said all that, my first home purchase didn't meet those rules or criteria and I still made money on appreciation and more importantly the equity from the loan pay-down.

Renovations are hard to estimate and in a large project a 10-20% overrun due to unexpected discoveries and expenses is not uncommon.Moire details would have to be known to really help more but it sure is brave to consider this one as your first.

I recommend Folsom which is most developed and affluence city of Sacramento. there are Intel, Micron, Toshiba facility there.in my neighborhood, only 5 minutes drive, you can have Costco, Samclub, Safeway, Belair, mall, Kaiser P, UPS, USPS, Intel, Micron, high rate school, Folsom college, hospital, Homedepot, outlet, river, bike trail, and luxury Empire Ranch.....
