I ran comps and showed them the true value of their home - and I sold it for $121,000 more than that lying thief of a wholesaler almost convinced them to accept.My advice is to either retain a good attorney or connect with a strong Realtor for representation. 

Also, do updates/renovations up front with high quality product, use technology to save time and effort from your staff.

Since I don't list/sell (I do property management and formerly designed RE technology systems) there are times I regret having a license.
