Say it's a C-store, to sell it, you'll need to be able to explain things like traffic count, environmental requirements, burried gas tanks and liners, as an existing business you'll need to interpret financial statements, understand inventory turn over, beer licenses and distributorship agreements for gas.

I wouldn't count on appreciation, I'd say Temple rentals are nearly peaked price-wise unless they add on to the campus and don't add dorms/housing.

I forsee 4 properties/year max.Our lender requires 25% down so unless I use some creative financing (which I am not familiar with) I will be limited to one property for the next 2 years until the rent coming in can be counted as qualifying income by the bank so we can get another loan.

I realize I should probably apply the initial $50 deposit by nature of it being a "pet deposit", but would you deduct the rest of the extermination fee from the normal security deposit or count the $25/mo funds toward this and give them a full security deposit refund?
